What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate illustrates how energy efficient a bulding is. The building is rated on a scale of A – G and is generated using a set of complex calculations which look at variables including the construction, heating, ventilation and air conditioning within the building. The rating is produced based on the building's CO2 emissions per m2 of floor area. An EPC can only be carried out by an accredited energy assessor using government approved software called iSBEM

> Who needs an Energy Performance Certificate?

Both Commercial and Residential Landlords or property owners are required, by law, to produce and EPC to prospective buyers or tenants. An EPC should be made available seven day from the date marketing commenced. In England and Wales it is an offence to construct, sell or lease a building without providing an an Energy Performance Certificate to potential Tenants, Lessors or Owner/Occupiers.

> When does and Energy Performance Certificate need to be produced?

An EPC is required for all buldings or parts of buldings when they are constructed, sold of rented. From the 1st July 2011 the EPC will be required within 7 days of marketing. Failure to produce a valid EPC will result in a costly penalty fine of up to £5,000.

> Why is an Energy Performance Certificate required?

The United Kingdom has committed to reducing it's carbon emission by 80% in the year 2050. Strict targets were defined in the 'Kyoto Summit' which were introduced to help combat climate change and global warming.

> For how long is an Energy Performance Certificate valid?

Energy Performance Certificates are valid for a period of 10 years from the date they are lodged on the Landmark Database, regardless of whether the building is resold, released or re-let within this time period.

> How much will an an Energy Performance Certificate cost?

Prices start from just £39 for a residential EPC and £129 for a commercial EPC. The cost of the Energy Performance Certificate will depend on the complexity of the building layout and the building services. > How long will the survey take and when will the certificate be ready?

This will vary depending on the size of the building but will ormally take a minimum of one hour.We understand that time is normall of the essense thats why we aim to provide Energy Performance Certificate within 72 hours from date we receive formal written instructions.British EPC also offer a 24 hour priority service in the event an EPC is required urgently.

> My Commercial Premises are less than 50m2, do I still require an EPC?

If your building is less than 50m2 and there are no adjoining building then your building will not require an EPC.

> What is a Display Energy Certificate?

A Display Energy Certificate rates a Public building in terms of its capability to use energy efficiently. The building will be rated from A – G and will provide information to the public about how much CO2 it is currently producing.Any Public building with a floor area > than 1000m2 and that is frequently visited by members of the public requires a Display Energy Certificate (DEC) as of 1st October 2008.
