Shell and Core SBEM

This calculation looks predominantly at the building fabric as no services have as yet been installed
As Designed SBEM
Completed before works commence on site, As Designed SBEM calculations allow the M&E, lighting and building fabric to be reviewed and optimised before installation. It’s far easier and more cost-effective to amend a desktop design than a completed building.
As Bulit SBEM
The final stage of the SBEM process, confirming your completed building meets the required standards. We finalise the assessment for Building Control and lodge your Energy Performance Certificate (EPC).
Final Sign off EPC
Once construction is complete, we’ll lodge your final EPC on the Government Register and issue your certificate directly to you — all included within our original fee.

What is a SAP Calculation
SAP — the Standard Assessment Procedure — is the Government-approved methodology used to assess the energy performance of new dwellings and demonstrate compliance with the energy requirements of Building Regulations.
Our SAP assessment service supports developers, architects, contractors and property professionals throughout the design and construction process.
Using the proposed building fabric, glazing, heating, hot water, ventilation, lighting and renewable-energy specifications, we model the dwelling's predicted energy performance and identify where improvements may be required.
By becoming involved at an early stage, we can help optimise the specification before construction, reducing the risk of expensive design changes or compliance issues later in the project.

Design Stage to Completion
1. Design Review
We review the architectural drawings, construction details and proposed building-services specification.
2. SAP Modelling
The dwelling is modelled using the applicable Government-approved SAP methodology to establish its predicted energy performance.
3. Compliance Review
Where improvements are required, we can assess alternative fabric, heating, ventilation and renewable-energy specifications to establish an effective route to compliance.
4. As-Built Assessment
Once construction is complete, the final specification and supporting evidence are incorporated into the assessment.
5. EPC Certification
Following completion of the assessment and the required compliance process, the new-build Energy Performance Certificate can be produced.
