Commercial EPC Assessment – Grade A Central London Offices
Location: 30 Broadwick Street, Soho, London W1F
Service: Commercial EPC Assessment
Property Type: Grade A Offices / Retail / Restaurant
Building Size: Approximately 92,300 sq ft
Sustainability: BREEAM Excellent
The Project
British EPC was appointed to undertake Commercial EPC assessment work at 30 Broadwick Street, a major Grade A office and mixed-use development in the heart of Soho, Central London.
The development provides high-quality office accommodation across multiple floors together with ground-floor retail and restaurant space.
Originally developed by Great Portland Estates, the building was designed with energy efficiency and sustainability as fundamental elements of the development.
The Building
30 Broadwick Street incorporates a range of energy-conscious design features, including high-performance glazing, natural ventilation, air conditioning, heat recovery and renewable energy technology.
The combination of substantial office floorplates, retail and restaurant accommodation and sophisticated building services makes the property considerably more complex to assess than a conventional commercial unit.
Accurate Commercial EPC assessment of a building of this scale requires detailed consideration of the interaction between the building fabric, HVAC systems, ventilation, lighting and renewable technologies.
Our Approach
British EPC reviewed the relevant building information and services to accurately represent the property within the Non-Domestic energy assessment methodology.
Our experience with complex commercial properties enables us to assess large buildings efficiently while ensuring that the characteristics and performance of the installed systems are properly reflected within the energy model.
This is particularly important for modern Grade A offices, where high-performance building services and low-carbon technologies can have a significant influence on the final EPC rating.
The Outcome
Commercial EPC assessment undertaken for one of Soho's prominent Grade A office developments.
30 Broadwick Street demonstrates the type and scale of commercial property regularly assessed by British EPC, from individual commercial units through to substantial multi-storey office and mixed-use developments.
The project further demonstrates our experience within the Central London commercial property market and our ability to undertake energy assessments for technically sophisticated, high-value commercial assets.
