Commercial EPC Portfolio – Six Major Buildings
Location: Cambourne, Cambridge
Service: Commercial EPC Portfolio Assessment
Property Type: Grade A Offices / Science & Technology Campus
Buildings Assessed: 1010, 1020, 1030, 2010, 2020 & 2030
Construction: Approximately 1999–2002
The Project
British EPC was appointed to undertake Commercial EPC assessments across six substantial buildings at Cambourne Park, one of the principal commercial and science & technology campuses within the Cambridge region.
The instruction covered Buildings 1010, 1020, 1030, 2010, 2020 and 2030, representing a significant multi-building commercial portfolio.
Buildings 1010, 1020 and 1030 were originally constructed around 1999, with Buildings 2010, 2020 and 2030 following around 2001–2002.
The Buildings
The six properties comprise substantial modern commercial buildings originally developed principally as high-quality office accommodation.
The buildings incorporate sophisticated commercial services including air conditioning, mechanical ventilation, passenger lifts, raised access floors and extensive lighting and control systems.
Their scale and servicing requirements make accurate assessment particularly important, as HVAC performance, controls, ventilation and lighting can have a significant influence on the calculated EPC rating.
A Changing Science & Technology Campus
Cambourne Park has subsequently evolved from a conventional business park into an increasingly specialised science and technology campus serving the wider Cambridge innovation cluster.
This transition has included major refurbishment and decarbonisation works, alongside the conversion of conventional office accommodation into specialist laboratory and research facilities.
Building 2020, for example, has undergone significant refurbishment to provide fully fitted laboratory and write-up accommodation.
The evolution of the campus demonstrates why accurate EPC modelling provides an important benchmark when commercial buildings undergo refurbishment, electrification or major changes to their building services.
Our Approach
British EPC assessed each of the six buildings individually, reviewing the building construction together with the installed heating, cooling, ventilation, lighting and associated building services.
The programme was managed as a coordinated portfolio instruction, providing consistency across the estate while maintaining the detailed building-by-building modelling required for each Commercial EPC.
Assessing six substantial buildings under one instruction allowed British EPC to combine portfolio-level efficiency with detailed individual energy assessments.
The Outcome
Six Commercial EPC assessments undertaken across Buildings 1010, 1020, 1030, 2010, 2020 and 2030 at Cambourne Park.
The project demonstrates British EPC's capability to manage large-scale Commercial EPC portfolio programmes involving substantial and technically complex commercial buildings.
It also provides an excellent example of our experience within the Cambridge commercial property and science & technology sectors, where changing occupier requirements and the transition towards lower-carbon building services are increasingly influencing property energy performance.
