Commercial EPC Assessment – Specialist Educational & Performing Arts Building
Location: 46 Floral Street, Covent Garden, London WC2E 9DA
Service: Commercial EPC Assessment
Property Type: Education / Performing Arts / Dance Studios
Building: Royal Ballet School Upper School
The Project
British EPC was appointed to undertake Commercial EPC assessment work for The Royal Ballet School at its prestigious Upper School in the heart of Covent Garden, London.
Located directly opposite the Royal Opera House, the Upper School provides specialist training and educational facilities for some of the country's leading young classical ballet dancers.
The nature of the building presented a particularly interesting energy assessment, combining large air-conditioned dance studios with educational, healthcare, fitness and supporting accommodation.
The Building
The Royal Ballet School's Upper School incorporates six air-conditioned dance studios, one of which can also operate as a performance studio with retractable seating.
The building also contains a healthcare suite, gym, Pilates studio, physiotherapy facilities, classrooms, art and audiovisual facilities.
The combination of large-volume dance studios, specialist ventilation and air-conditioning requirements made accurate modelling of the building services particularly important.
An Iconic Covent Garden Location
One of the building's most recognisable architectural features is its connection to the neighbouring Royal Opera House.
The School is linked directly to the Opera House across Floral Street by the award-winning Bridge of Aspiration, allowing dancers to move between the School and Royal Opera House facilities.
The bridge was completed in 2003 and has become an architectural landmark in its own right.
This made the project not simply another educational EPC assessment, but an assessment within one of London's most distinctive performing arts environments.
Our Approach
British EPC assessed the property in accordance with the Non-Domestic EPC methodology, taking account of the building construction and the specialist services required throughout the property.
Particular consideration was given to the heating, cooling, ventilation, lighting and controls associated with the large dance and training spaces.
Unlike conventional office accommodation, dance studios can have very different occupancy patterns, ventilation requirements and internal conditions.
Accurately representing specialist spaces and their building services is fundamental to producing a reliable Commercial EPC assessment.
The Outcome
British EPC successfully completed the Commercial EPC assessment for this high-profile specialist educational and performing arts property in Central London.
The project demonstrates our experience extending beyond conventional offices, retail and industrial buildings into properties incorporating complex and specialist operational requirements.
From commercial offices and hotels to educational facilities, performing arts buildings and major mixed-use developments, British EPC has experience across an exceptionally diverse range of commercial property.
