The Project
British EPC was appointed to undertake the Commercial EPC assessment for the Blue Fin Building at 110 Southwark Street, one of Bankside's most distinctive landmark commercial buildings.
The assessment was undertaken in 2015, with British EPC successfully achieving a C-rated Commercial EPC for the client.
The scale and complexity of the property made this a significant Commercial EPC instruction, requiring detailed assessment of a substantial multi-storey office building and its associated building services.
The Building
Designed by leading architects Allies and Morrison, the Blue Fin Building provides extensive office accommodation together with retail space at ground-floor level.
The building is instantly recognisable by the approximately 2,000 blue aluminium fins incorporated into its façade, from which the building takes its name.
The fins are not purely architectural. Their positioning provides solar shading to the glazed façade, helping to control solar gain and reduce cooling demand within the building.
Internally, office accommodation surrounds a dramatic full-height glazed atrium, while upper levels provide communal facilities and extensive views across the London skyline.
A Complex Energy Assessment
Large commercial office buildings require considerably more detailed energy modelling than conventional individual commercial units.
The Blue Fin Building incorporates extensive heating, cooling, ventilation, lighting and control systems across a substantial floor area.
Accurately representing these systems within the EPC model was fundamental to establishing the calculated energy performance of the property.
The building's façade design, solar shading and extensive glazing were also important considerations when modelling its heating and cooling requirements.
Our Approach
British EPC undertook a detailed assessment of the building fabric and installed services in accordance with the applicable Non-Domestic EPC methodology.
The scale of the property required a coordinated approach to ensure that the building's numerous thermal zones, building services and operational areas were appropriately represented within the energy model.
Our experience with large and technically complex commercial buildings enabled British EPC to successfully complete the assessment and achieve a C-rated EPC for the client.
The Outcome
British EPC completed the Commercial EPC assessment for the Blue Fin Building in 2015, successfully achieving an EPC C rating.
The project demonstrates British EPC's long-standing experience in assessing large, high-value and technically complex commercial properties within Central London.
From individual commercial premises to major corporate headquarters and multi-storey office developments, British EPC provides independent Commercial EPC assessment and certification across the UK.
Approximately 46,000 m². Landmark London Office. EPC C Achieved.
