The Project

British EPC was appointed to undertake the Commercial EPC assessment of Tower Bridge House in 2023 as part of a larger property portfolio.

Designed by Richard Rogers Partnership and completed in 2005, Tower Bridge House is a landmark commercial development overlooking St Katharine Docks, Tower Bridge and the Tower of London.

The building combines substantial Grade A office accommodation with four ground-floor restaurant units opening onto the dockside.

The Building

Tower Bridge House is arranged around a dramatic full-height glazed atrium, with flexible office floorplates, six glass passenger lifts and extensive floor-to-ceiling glazing.

The building incorporates air conditioning, raised access floors and extensive mechanical and electrical services across the office accommodation.

Its highly glazed façade presented an important consideration within the energy assessment.

High-performance glazing and fixed external aluminium solar shading help control solar gain while allowing natural daylight deep into the building.

Offices & Retail

In addition to the main office accommodation, Tower Bridge House incorporates a dedicated dockside retail level.

Four restaurant units form part of the development, creating a mixed-use assessment incorporating both large-scale office accommodation and hospitality spaces.

The different occupancy patterns, lighting, ventilation and HVAC requirements associated with these areas required appropriate consideration within the EPC modelling.

Our Approach

British EPC worked closely with the building's in-house M&E team to accurately establish the specification and performance of the installed building services.

This enabled the HVAC, ventilation, lighting, controls and other systems to be properly represented within the energy model rather than relying unnecessarily on default assumptions.

For a large and technically complex building, accurate M&E information can have a significant influence on the calculated EPC performance.

The Outcome

British EPC successfully achieved an EPC C rating for Tower Bridge House.

This was a notable result for a substantial mixed-use commercial building incorporating extensive glazing, large office floorplates and four restaurant units.

The project demonstrates British EPC's experience assessing large, technically complex and architecturally significant commercial properties in Central London.
