British EPC was founded at the start of the commercial EPC legislation in 2009, and has been involved ever since, With 15 years carrying out commercial EPC’s and SBEM calculations for a range of clients.
Commercial EPCs and why they matter
With the governments push to net zero by 2030 commercial EPC’s were introduced with the aim on reduction of the carbon footprint in the built environment.
On April the 1st 2023 buildings below a E rating are required to carry out improvements for letting. This is for existing tenancies as well as new.
Since this date mortgage lenders are now undertaking due diligence on properties before releasing of funds. We are seeing a marked increase in the requirement of C grade rated properties directly conveyed from the lenders in anticipation of the new regulations coming into effect in 2027.
A commercial EPC is calculated against a reference building relative to the surveyed buildings age and usage, the surveyor shall remodel the surveyed building into iSBEM including all building fabric, HVAC and lighting, this in turn shall produce the actual CO2 emissions against the expected CO2 emissions being used by the property in question and thus produce the Grade A-G
SBEM calculations (Simplified Building Energy Model)
SBEM calculations are carried out in much the same way as commercial EPC’s, however unlike a commercial EPC you cannot survey the property, instead the SBEM calculation is carried out via a desktop exercise from the architects proposed and as built plans. The plans are redrawn in iSBEM to recreate the model in 3D and the building fabric, HVAC and lighting design inputted into the relevant zones. This in turn is calculated against the notional building under the minimum Part L2 building regulations and typical usage of the property. Unlike a commercial EPC a SBEM calculation shall trigger a pass and fail mark through the Building Energy Rating (BER) against the Target Energy Rating (TER).
