Located in the heart of Soho, Central London, Broadwick Soho is a newly constructed high-end hotel completed in 2023. The development extends across 11 levels, with three floors below ground and eight floors above, creating a substantial and technically complex hospitality building.

The Project

British EPC had a unique connection with the development from its earliest stages. While working nearby during the initial construction phase, we observed with considerable interest the retention and preservation of the building's existing façade while the structure behind was demolished and the site extensively excavated.

At the time, we had no expectation that British EPC would later be appointed to undertake the Commercial EPC assessment required for completion and Building Control sign-off.

The Challenge

With a significant multi-million-pound fit-out and sophisticated building services, the assessment required careful consideration of the completed building and its energy performance.

Given the scale, complexity and investment associated with the development, there was considerable responsibility placed on British EPC to ensure the final assessment accurately reflected the completed specification and demonstrated the required level of energy performance.

The Outcome

In November 2023, British EPC successfully completed the Commercial EPC assessment for Broadwick Soho Hotel, demonstrating the required level of energy performance for completion and Building Control purposes.

For British EPC, this was a particularly rewarding project: having first watched the building take shape from the construction phase, we were subsequently entrusted with completing its Commercial EPC assessment and helping bring this exceptional Soho development through its final compliance stage.
