EPC’s have evolved a lot since their launch in 2008, and there has been a marked change in the market ethos, with tenants becoming ever conscious of their energy footprint, many having stipulations on meeting the net zero target themselves.

 

Building regulations were finally updated in June 2022 with significant changes made to how a notional property is calculated.  More emphasis is now proportioned on how the property is heated and how the energy used is arriving to site.  Gas has now been penalized with electricity uplifted to compensate.  LED lighting no longer has the same effect that it once had pre 2022 however is still beneficial to the overall rating.

With stricter regulations coming into force in the near future, EPC's only appear to becoming more prominent with investors.
