Why choose an EPC plus report

Higher Asset Value & Easier Financing

Under evolving Royal Institution of Chartered Surveyors valuation guidance, a building’s Energy Performance Certificate (EPC) rating is becoming increasingly relevant in property appraisals. Higher-performing buildings may achieve stronger valuations and can be more attractive to lenders and investors.

Lower Operating Costs

With energy prices remaining volatile, improving energy efficiency can reduce electricity, gas, and heating costs—helping improve net operating income and overall return on investment.

Potential Tax or Rate Benefits

There have been policy discussions around linking energy performance data to commercial property taxation or incentives. If adopted more broadly, efficient buildings could benefit from lower occupancy-related costs over time.

Stronger ESG & Investment Appeal

Environmental performance increasingly influences Environmental, Social, and Governance ratings and investor decision-making. Energy-efficient properties can strengthen sustainability credentials and appeal to tenants, institutions, and funds with ESG mandates.

What is a EPC Plus Report

A EPC plus report is used to bring the property up to MEES standards prior to any works/orders being undertaken.

It is designed to give the landlord peace of mind before committing to any costing in uplifting the unit.

A plus report shall look at the base line EPC and then remodel with either client specifications or best practice in order to obtain a C-B rating.  This may include replacing existing boilers, switching to split Air conditioning systems, or introducing secondary glazing.

Each property is unique and as such each benefit from a different range of methods.
