A Land Registry lease plan is a scaled drawing that shows exactly what land or property is being leased and is submitted to HM Land Registry when registering a new lease (typically one over 7 years in England and Wales). It forms part of the legal documentation and must meet specific Land Registry guidelines.

 

When Do You Need One?

  • When creating a new lease of 7 years or more.

  • When registering a lease of a previously unregistered property.

  • When a lease plan has changed, for example, a variation or extension of lease.

What a Lease Plan Must Include:

  • Scale – Must be to scale (e.g., 1:100, 1:200 for buildings, 1:1250 or 1:2500 for larger land areas).

  • Location Plan – A map showing where the property is in context, usually using an Ordnance Survey base.

  • Demise Boundary – Clearly marked in red, showing what is included in the lease.

  • Shared Areas – Any common areas (e.g. hallways, gardens) should be marked and identified, often

  • ·  Access Routes – If access crosses third-party land, that should be shown and marked accordingly.

  • ·  Orientation – North point must be shown.

  • ·  Address Details – Include full property address, with floor levels if applicable.
